TENCHLEYS FARM, TENCHLEYS PARK AND TENCHLEYS MANOR, LIMPSFIELD: DEEDS AND PAPERS, 1623-1952

-Introduction The Tenchleys estate lay on the east of the parish of Limpsfield. A sketch map of 1781 (-/6/5), by which date it had almost attained its greatest extent, shows it as an inverted triangle of land stretching from Limpsfield Common in the north to Itchingwood Common in the south. Tenchleys Lane (see -/6/-) formed the western border. The name Tenchleys probably derives from a John Tynteslegh who was holding property there in 1312 (A Mawer and F M Stenton, The Place Names of Surrey (Cambridge, 1934)). In 1423/4 an extent of the manor of Limpsfield includes John Tyntesle as a tenant of the manor (Surrey Archaeological Collections, vol VI, 1874, p.157).
By the second half of the sixteenth century the Holmeden family, significant local landowners, were in possession. Burke's Landed Gentry, 1952, mentions Thomas Holmeden of Hexsted and Tenchleys, and lord of the manor of Lingfield, recording his arms in 1577 and goes on to trace the descent of the family through Reginald Holmeden of Puttenden Manor and Tenchleys, Anthony Holmeden of the same and Thomas Holmeden of Tenchleys, the first of the family to appear in this collection. This Thomas, who was knighted in 1622, built up the estate through the acquisition of Clenchlands and Slickendens in 1616 (copyhold lands of the manor of Limpsfield), Gibbs Quarry and the Quarry in 1623 (-/1/1) and Ingleyland, Ingleylands Coppice and Collisters in 1646 (-/1/3). By 1649 36 acres including Smith Mead & Well Mead had been enclosed as 'the Park' (-/1/5).
Sir Thomas (d.1650) was succeeded by his son John Holmeden who enlarged the Park until it covered 88 acres. He appears to have viewed the estate as a useful source of ready capital as portions of it were frequently mortgaged (-/1/20) and in 1674 he sold it to the trustees of Philip Raleigh, a London merchant (-/1/8 & 20). Raleigh only held the estate for 16 years, adding the copyhold land known as Gunbutts and reducing the size of the Park to 73 acres, before selling it to Thomas Harrison, a Middlesex goldsmith, in 1690 (-/1/11,12).
Thomas Harrison disposed of Clenchlands and Slickendens, the former in 1703 (court roll of manor of Limpsfield, ref 2186/1/22). In a rental of the manor of 1718 (ref 2186/1/29) his holdings around Tenchleys are loosely described, with no attempt to detail the individual parcels, as they appear in these deeds, as the house and 30 acres, 100 acres called the Quarry, Medhurst Mead and 3 parcels of copyhold land, including Gunbutts. He also held other land of the manor around the village of Limpsfield.
Thomas Harrison left Tenchleys to his wife, Elizabeth, his son Thomas having predeceased him, and the estate was briefly split when Elizabeth Harrison bequeathed it to her nieces, Esther Hall and Mercy Teulon, the daughters of her sister Hester Godfrey in 1738 (-/1/23-26). However Esther Hall appears to have died childless and the estate was reunited in 1778 as she had bequeathed it to her nephew, Melchior Seymour Teulon, who also inherited his mother Mercy Teulon's share (-/1/30,33). Melchior Seymour Teulon preserved this division when he in turn shared Tenchleys between his two sons, Melchior Seymour Teulon the younger and Thomas Anthony Teulon. However the former, who resided in Greenock, Scotland, sold his share to Thomas in 1806 (-/1/35) thus again reuniting the estate.
In 1741 it appears that the Park was still the size it had been in 1690 (-/1/30). However the sketch map of 1781 (-/6/5) shows it much reduced in size and a lease of 1782 (-/1/34) makes no mention of it but does refer to 32 acres of woodland. This area, later called Tenchleys Wood, clearly formed the bulk of the Park shown on the 1781 map. Unfortunately several of the fields listed in the lease do not appear on the map nor on the tithe map of 1841, and thus can not now be located with any certainty.
Until Thomas Teulon inherited the estate the dwelling house was situated at its south end, separated from the Park by farm land. This original house, still standing today as Tenchleys Manor, was reputed to be the old manor house of the manor of Limpsfield and part dated from the sixteenth century (Victoria History of the County of Surrey, vol. IV (London, 1912)). It appears that none of the owners after Thomas Harrison lived in the house but leased it out together with the estate to a succession of local farmers. Thomas Anthony Teulon, variously described as a corn chandler and a gentleman, took a more active interest in Tenchleys, making it his residence. However he did not choose to live in the old house but built a large new house in the northern half of the Park which became known as Tenchleys Park. The tithe map of 1841 shows that Thomas Teulon was holding 41 acres in his own hands, including the new house, the wood and some unnamed plots of arable and meadow adjoining the latter. The remaining 72 acres were leased out to a farmer, William Boys. Included in this was the Park Slipe purchased by Thomas in 1838.
Thomas Teulon (d.1844) again divided the estate. On the death of his wife Rachel (d.1849) the new house, Tenchleys Park, and 17 acres attached to it were to pass to his sons, Seymour and William Hensman Teulon, and the residue was to be held in trust by them, the issues being paid to all of Thomas's children. This residue was then to pass to Thomas's heirs (-/3/1). In fact William agreed that Seymour should occupy Tenchleys Park while he lived and also mortgaged his interest in the estate to Seymour in return for a loan to help him in his hop business (-/3/6). Thus until his death in 1876 Seymour Teulon resided at the house to which he added a new facade in 1858, described as 'odd' in I Nairn and N Pevsner The Buildings of England: Surrey. A comparison of the 1841 tithe map and the 1868 edition of the 25" Ordnance Survey map, Surrey sheet XXVIII.14, reveals that Seymour also did much in laying out the grounds surrounding the new house. Under his management the estate was enfranchised from dues owed to the lord of the manor of Limpsfield and in 1869 he also purchased nine cottages at Champions Pits (-/4/-).
Seymour Teulon appears to have become confused as to the extent of the portion of the estate he was at liberty to bequeath and a deed of family arrangement was necessary to settle claims arising from his will and that of his father (-/5/1,5). The resulting settlement of 1877 left Seymour's wife Matilda and brother William with life interests in Tenchleys Park and 20 acres adjoining it, and William and his daughter Helena with life interests in Tenchleys Farm, remainder in each case to Flora Teulon, William's elder daughter. Flora married Edward Margrave Esdaile in 1873 and in 1880 they had a deed of settlement drawn up to provide for their children. By this settlement Flora's interest in Tenchleys was conveyed to trustees, the property to be sold when the life interests of Matilda,William and Helena had expired (-/5/20).
William Teulon and Helena, who married William Sonnenschein but changed her name to Stallybrass in 1918 (-/6/19), proved doughty landlords following in the footsteps of Thomas and Seymour Teulon, as can be seen from the correspondence and papers in section 6. Battles over common rights and the status of Tenchleys Lane were frequent.
William Hensman Teulon died in 1899 and Tenchleys Park and the land to the north of it, over 22 acres in all, were sold to Edward Brodie Hoare who had been leasing it from 1892 (poor rate books, Limpsfield, ref 3293/14/-). The remainder of the estate, known as Tenchleys Farm, passed to William's daughter Helena and she leased out the land and the old house separately, the latter acquiring its present name of Tenchleys Manor.
Helena died in 1931/32 at which point the remainder of the estate passed into the hands of the trustees of the 1880 marriage settlement. Tenchleys Wood, the northern portion of the estate bordering Tenchleys Park, which hitherto had been part of the farm, was sold to the then owner of the Park, Gerald Gascoigne Lynde (-/5/34). Between 1936 and 1941 Tenchleys Manor was also sold to G R Appleyard. It is not known when the residue of the estate was sold by the trustees.
-The records - Arrangement The deeds when acquired had been roughly arranged in a long chronological sequence with the majority of the nineteenth and twentieth century deeds in various packets. This arrangement has not been retained. The main series of deeds and papers relating to Tenchleys have been arranged chronologically although deeds stemming directly from provisions in an earlier deed have been listed after that deed even if this disturbs the chronological sequence. This main sequence (sections 1, 3 and 5) has also been interrupted by series of deeds and papers relating to property added to the main estate. These subordinate series have been inserted into the main series at the date the property was acquired (sections 2 and 4). Section 6 comprises correspondence and papers chiefly relating to disputes over common rights and the status of Tenchleys Lane as a public right of way; these were found together and have been kept so. In section 7 are brought together all those deeds and papers, chiefly concerning other members of the families who owned Tenchleys, which have no bearing on the descent of the property, nor stem from deeds found within the main series.
